BCI joists and Versa-Lam beams from Boise Cascade have been used to maximise space in an exclusive three-storey development in Camberley.
The complex roof framing design coupled with the layout of the two top floor apartments meant that the interior loadbearing structures did not line up with the five apartments on the floor below and the five on the ground floor.
Christian Torsten, which won the contract to design, supply and erect the superstructure, worked with Timber Frame Services to create a system to overcome the problems.
The roof trusses sit on the BCI joists which support the second storey flooring. A load transference design, using the I-joists and a series of vertical Versa-Lam beams, supports the roof system, transferring the loads through the second and first floor I-joists into the timber frame studwork and down into the solid foundations at ground floor level.
Otto Blank, a director of Christian Torsten, said: “Without BCI joists the design of the apartments would have been compromised because there would have had to be more loadbearing walls.”
